LAYOUT
This home is two stories. There is one bedroom and one full bathroom on the main level. This bedroom features a queen-size bed. There is also a queen-size sleeper sofa in the living room for an additional two guests on the main level. On the second level, you will find three secondary bedrooms. The master suite is on the second level and has a king-size bed while another bedroom has two full-size beds, and the last bedroom having a queen-size bed. There are also two twin roll-out beds for an additional two guests. One is located in the master bedroom closet and the other is located in the rear upstairs bedroom. This home sleeps a total of 12!

POLICIES
Cancellation Policy
1. Dyer Management llc will refund the total or amount deposited for cancellations made 7 days prior to the checkin date. Limited refunds will be granted on cancellations made within 7 days of a reservation, unless specifically authorized by a managing member of Dyer Management, LLC.
2. Dyer Management will refund the total or deposit amount 60 days prior to checkin. Any cancellations made inside of 60 days and 30 days prior to checkin will be subject to half the refund or deposit amount. No refunds will be granted on cancellations and lease breakage inside of 30 days.
3. The afore mentioned refund policies are for Dyer Management llc, any reservations from 3rd party bookings sites will be subject to the cancellation policies mentioned in their rental agreements.
The guest and/or lessee inhabiting any property managed by Dyer Management llc agrees to the following rules:
- All prices, fees, and taxes are non negotiable and paid in USD currency. All reservations are paid at time of booking, or room is held with 1 night accommodation price (USD) and total will be collected by payment method on file 24hrs prior or at checkin time.
- The guest will not receive any room or facility information until confirmation of payment.
- The Landlords are at zero liability for any personal injury and property damage caused by the stay at the booked unit.
- At any given time with cause, the landlords have the option to evict without refund tenants violating state and federal laws, and violating "House Rules or Policies" as stated in the Channel Manager rental agreement.
- Should management conclude that a minor has illegally booked a room, we will find the reservation null and void and subject to the cancellation policy.
- All payments must be made 24 hours prior to checkin to the unit, this includes onsite payments. All reservations are subject to local and state sales and hotel tax. We do not offer tax exempts status.
- Parking is free on the premises and is subject to 2 spots for each booked room. Anyone found in violation of the parking guidelines listed on the signs in the lot will be subject to towing.
- Any damage or theft sustained to the unit following a stay, will be invoiced to the guest. If guest does not pay the invoice, management reserves the right to send invoice into collections.
- Guests agree that management has the right to enter any a room following 3 attempts to contact the guest. Should the guest deny access to management, management reserves the right to contact law enforcement and remove the guest from the property with NO REFUND.
- NO SMOKING any substance in the building. This is strictly enforced. Should the onsite management deem that the guests are in violation, the guests will be locked out of the room, immediately removed from the property, and pay penalty of $150 with NO REFUND.
- NO Illegal or Illicit drugs or substances will be brought in or used in the building or property. Should the onsite management deem that the guests are in violation, the guests will be locked out of the room, immediately removed from the property, and pay penalty of $150with NO REFUND. Management will also contact local law enforcement.
- NO Firearms are allowed on property. Should the onsite management deem that the guests are in violation, the guests will be locked out of the room and immediately removed from the property with NO REFUND.
- Should a guest illegally enter another guests room, the illegal guests will be locked out of the room and immediately removed from the property with NO REFUND.
- Pets are allowed for a fee of $50 per animal. Any pets deemed a nuisance due to excessive barking, defacting inside the property, and excessive shedding will be removed from the property with NO REFUND. Pets not allowed: Aggressive dog breeds (Pitbull, Doberman, Akita, Rottweiler, Chow Chow, German Shepard, Mastiff). Any exotic animals.
- Guests deemed to be causing excessive noise, will be warned. Should the problem persist, the guests will be locked out of the room and immediately removed from the property with NO REFUND
- All Payment transactions are subject to Federal Laws and regulations administered by the Office of Foreign Assets Control (OFAC).
- By providing The LeeAparta Hotel or Dyer Management, llc. with names and account information of the Guest to whom you wish to direct payments, you authorize us to follow the Payment Instructions received through the Service.In order to process payments more efficiently and effectively, our Service Provider may edit or alter payment data or data formats in accordance with Biller directives. When the Service receives a Payment Instruction, you authorize our Pay Service Provider to debit your Payment Account and remit funds on your behalf so that the funds arrive as close as reasonably possible to the Scheduled Payment Date designated by you. You also authorize our Service Provider to credit your Payment Account for payments returned to the Service by the United States Postal Service or Guest, or payments remitted to you on behalf of another Authorized User of the Service.
